A Former council highways depot surrounded by green belt land was sold without planning permission to our client. It had been used as a storage facility for road building materials and equipment, but since its abandonment and due to lack of site security it had become a notorious fly tipping site. 

 

We were asked to provide a concept plan and subsequently we quickly took the whole proposal through the entire planning process including full specification of the recycling process and site operations. We arranged ecological and environmental impact surveys and sustainable drainage and renewable energy solutions to enable the site to work as an off grid facility using solar PV and used vegetable oil generators. 

 

We were successful in answering the challenges of the green belt planning restrictions by proving exceptional need and local benefit by going some way to meeting the shortfall of recycling facilities in the county. In doing so, we have created a much needed local facility and done so without harm to the environment. 

 

Our traffic management plan for the site safeguards the nearest village from any wagon movements. By designing the entrance and exits to the site to allow only access via a nearby motorway junction, all wagon movements come and go via the motorway without passing any houses at all. We are delighted to be able to provide a design solution which will significantly reduce carbon emissions in the county by greatly increasing the amount of waste which will be recycled and reducing the amount sent to landfill. In addition we were able to achieve this from concept plans to planning approval within four months, which increased the land value for the client during a period of zero or negative movement in land prices.
